Prices in Eastern catching up with those of the West.
Agency Diva is installed in Nogent-sur-Marne. Your land is the largest east of Paris
At the time of creation, yes. We have not chosen to settle here by chance. There are many beautiful properties in the area while this area has not yet been exploited very unlike western Paris. But we expand this area of ??research. Our aim is to progressively cover the whole of the Ile-de-France and intervene in other regions such as Brittany, Normandy, Burgundy and Aquitaine. In fact, our approach is to intervene in the various places where our customers may contact us.

ten years. I implemented this project with two partners, one deals specifically Internet is an area that we care particularly and the other notary training, which allows us to have a rigorous legal terms. I bring commercial expertise and project management. We are thus quite complementary. Operational side, we are four people to take care of surveys and trade negotiations, including one based in Britain.
What type of property are you selling?
We select only high quality goods. Upscale properties, mansions, manors, mills and some castles. In our team, one person is dedicated to the search and sale of castles.
What can we say about this market is Paris?
If you cut the Ile-de-France in two from north to south, we can say that the market "is" is in full development. The West has long been the benchmark for the people who sought high-end, but today reached a certain saturation of the market, especially in terms of price and availability. Approximately 40% of our clientele comes from central Paris and discovers that there is a real choice property and the environment here is very good! La Varenne-Saint-Hilaire, Saint-Mandé, Nogent-sur-Marne, Bry-sur-Marne ... There are many beautiful areas bordered by the Marne and the Bois de Vincennes.
What would you say to customers hesitant?
To be honest, the price is starting to catch up with those of the West. But as I said, there is a wide range of properties and to take an example, a beautiful mansion in Nogent-sur-Marne of 600 m2 with a park of 2000 m2 can be placed on the market 6 million euros. For the same amount, in Neuilly-sur-Seine, you have half the surface, no garden and lower benefits.
So is Paris is cheaper than the west
For exceptional properties, yes. But apart from those, not necessarily, unless we agree to put out a little!
You never use the word "agency" or "atypical" ...
It is true, there are terms that I did not used to use because they have a negative connotation in the minds of most people. We're really trying to bring a spirit and a different service.
How do you change the property?
For now, I'm pretty optimistic. Indeed, there is no clear sign to our "level that would suggest that there will be a lull in price levels or a decrease in the number of transactions. We find that demand is stable. However, we have more contacts with foreign customers, between 20 and 30% today. Despite the price increase continuously over recent years, the French market is still cheaper than other European markets sought.
And on the east of Paris
This is an area that has great potential, mainly because of its surface and low density population. Seine-et-Marne is the largest department in the Ile-de-France. Means of access continues to grow and more and more large companies install their seat. There are many projects and we think there will be more and more built in the years to come.
acquisition budget of our clients starts at 600,000 euros and can come up "" up to several million. The average acquisition is between one and two million. On the market for two years, I have not seen any significant change or upward or downward. They are rather small areas that have undergone a significant increase.
How do you plan your development?
We have created this agency inspired by the American model "services" in this area because they are ahead of us. Responsiveness and listening are essential elements for us. We really want to develop with our clients precise specifications in order to respond quickly and qualitatively their expectations and this transparency. Internet is also a tool which we attach great importance and we invest a lot of energy in this way.
